Welcome to our vibrant community! As you settle in your new home, we want to provide you with some essential information.
Front Yard Maintenance:
- Our HOA takes pride in maintaining the front yards within our community. Property owners are responsible for upkeep of their side yards, encompassing both sides of the driveway.
- Please refer to the attached lawn maintenance schedule for details on the tasks and timelines covered by our maintenance crew. Owners are tasked with any further front yard upkeep.
- Owners are responsible for the removal or replacement of bushes, trees, or grass within their property. Additionally, it is incumbent upon each owner to maintain flower beds by adding mulch as needed and ensuring the upkeep of any edging around flower beds, bushes, or trees.
Watering Responsibility:
- Our community benefits from a centralized sprinkler system for the front yards managed by the HOA.
- It is your responsibility to monitor and supplement watering as needed to keep your vegetation alive, particularly during dry spells or hot summer months.
- Ensure adequate water for your foundation to prevent any structural issues.

Fencing:
-The fences on the sides of the property are co-owned with the neighbor, unless they border a common area, because our properties share boundary lines. Maintenance or replacement of these side fences should be coordinated with the neighboring property owner. It's important to note that there are specific guidelines for all fences, including backyard fences, within the community. Please refer to the HOA governing documents provided to you for full details of fencing guidelines.
Rental Restrictions:
- Rental restrictions are in place to maintain the integrity and stability of our neighborhood.
- Before renting out your property, please consult with the HOA to ensure compliance with these restrictions.

Violation Notices:
- No one anticipates receiving an HOA violation, but if you do, it's crucial to carefully read and respond to the notice if you can't address the issue within the specified time frame. The "Courtesy Notice" will include a phone number—it's recommended to call this number and talk to someone directly rather than emailing. Make sure your email address is current with the management company, as the "Courtesy Notice" is only sent via email. If the issue remains unresolved without a communicated plan, a "Second Notice" will be mailed to you by certified mail, at which point a fine will be added to your account along with the cost of the mailing. Exterior Alterations:
- Approval from the Architectural Control Committee (ACC) or Design Review Committee (DRC) is necessary for ANY modifications to the exterior of your property, including the backyard if visible from the street. Prior to commencing any exterior modifications, please ensure to submit an ACC request form for approval on Townsquare.
